Glazer: Westwood Greenlights Huge, New Woodside Redevelopment Project

A major break-through for Westwood and Johnson County is finally happening…

Woodside Health & Tennis has been trying for years to gain approval from the locals to expand its popular tennis and fitness club into a huge complex for high-end apartment living, shopping, a larger health club, children’s facilities, a new lap indoor pool and  tons more.

This is huge.

The plan was approved this week to move the project forward. Owner Blair Tanner and crew now have the backing of Westwood to make it all happen. Tanner hopes construction will begin very soon, by this summer.

Make no mistake, this will be a game changer for Westwood and north eastern Johnson County. The huge complex will offer shops, retail, grocery, top notch apartments for young professionals,empty nesters and the upper income, status folks of this area.

New streets and sidewalks will make the city nicer, safer and provide lots of eye candy.

Blair wants the new complex to be inviting to families as well as singles.

Tanner and his staff have worked long and hard to make this happen for Westwood. He’s has already upgraded Woodside to be the area’s leading country clubs. Absent a golf course. Woodside’s membership of now over 3,000 and a who’s who of Johnson County.

This is a big win for Westwood, Johnson County and Woodside. Nice job.

I can’t wait to see this big boy completed – I might even have to live there.

    Blah! I almost moved to Westwood because I like how quaint the neighborhood is but opted to move elsewhere. Glad I did. Sounds like another huge waste of money. Soooo many vacant homes and retail spaces all over the metro. They’re finally building the ‘huge’ multi-use complex at Shawnee Mission Parkway and Roe complete with an aquarium too. I’m sure both places will just be huge hits.

    Wow a 29 year old KU grad. Congratulations on getting out in 10 years.

    Lots of development money being pumped or planning to be pumped into the 51st and Main, South Plaza area competing for the same demo.

    From what I’ve seen of the plans that have been made public thus far for this development/expansion it seems like a bit of a stretch that may make Citadel, P&L and West Edge look like successes. The. Rolling Stones song Shattered seems appropriate. Have any retailers, grocers or restuarants signed leases yet? Or, is this one of those if you build it they will comes deals?

    I doubt than any serious luxe or nouveau riche publicans currently ensconced in their pricey zip codes will evac to Westwood for the thrill of it or for the smell of it.

    Maybe when this deal crashes Donald Trump can swoop in and bail it out for naming rights. Trump, Kansas. Has a nice ring doesn’t it? It’s the one thing Donald doesn’t have yet, a city bearing his name.

Whatever Glazer says about Village West, it’s been more places going out of business than anything and is the same at Zona Rosa, the P&L etc. There has just been too much development for this city. Why the hell will something similar in Westwood break the trend? Because you live in a neighboring city and YOU are excited?

    as far as this project working..it might with apartments but thats not taking into account aparrtments
    on the plaza competing for the tenants.
    as far as retail…they better do better job with parking…already too muc hretail and will they
    compete with the plaza. Big problem is that its hard to get in and out of that area…slow
    traffic…2 lanes…office building slammed in there….
    If glaze says its hot…stay away….he’s been wrong and bankrupt more times than donald trump.
    Not someone i would depend on with a crystal ball.
    best thing is to sell all that area and leave with millions.
    Tanner has money …if its the same one his daddy owned brookridge country cl;ub and lived out therre…

    problem will be when the problems with crime and the rest of that moves there noone will want to

    Why It Will Work
    Location is a big factor, huge. This is a great spot. near the Plaza but in Kansas, Johnson County. The top notch apartments are needed now. Homes are not selling and quality apartment or rented condo life is growing. Having the cities largest and finest sports facility is fantastic. Gyms, tennis, indoor and outdoor pools on and on….the club is a proven winner going from 2,000 members to more than 3,000 in two years. Tanner spent just 1.5 million on the club and really got everyones attention. If you are interested in old school, Mission Hills style not his is not your cup of tea, this is modern club living with people 25-55, people who want to stay in shape and live a healthy life style today. You do make friends at Woodside and see them all over Jo.Co. I do. Nice, nice people, all ages. There are hundreds of married ladies who work out only at the ladies gym, have their children in the well watched childrens area near their mothers, while Mom works out or does a class….very well taken care of…

    Look there are jealous haters who comment here that have never been near Woodside ever or not in years, they have no clue, they hate anything and everything so you can’t take any of them seriously. Again in a tough economy Tanner and crew nearly doubled Woodsides membership in just two years, enough said, that is proof of people loving Woodside for many reasons. The younger pool crowd is only a small part of the overall membership. Also with a new pool and indoor lap pool the outside pool will be improved and attendance will be more “all ages.”

    You can hate all you want, Tanner and Woodside convinced a tough community that this is the best course of action for the area. I believe it is, so do they, revenue alone in Westwood will go up 15% a year, not bad. It will give Westwood, Fairway, West Plaza a 119th street light avail. A Town Center if you will. This will be a great thing for everyone. Even the haters will shop there.

    P.S. About Legends Huge Success
    In todays poor entertainment shopping economy, Legends has killed it, growing not closing as Zona Rosa has done. Casino, Soccer, Baseball stadium,NASCAR, Nebraska Furniture and 125 shopes, stores, restaurants….it is THE BIGGEST SHOPPING CENTER OF ITS KIND WITH ALL THE SPORTS AND ENTERTAINMENT IN THE NATION….you call it a loser…you are a moron, a big one. Legends will be this cities center of sorts….yes its commercial, unlike the Plaza and not for everyone….but it is growing fast…with new apartments, homes and hotels, this area will be like Metcalf was in the 70’s and 80’s in the next five years….only a handful of places closed while 40 new ones opened…it is a huge area and will need more people living there as the years go by…it will happen, already is…we are in our fifth year there….they just opened a very high end ladies shop below us a few weeks ago…the retail places are doing very well….comparing it to zona rosa is like comparing the Green Bay Packers to Shawnee Mission West…please.

    this plan has been around in some form or another for many years. Mostly half in the bag bs. No need to go into why this sort of development has it problems in the best of times, much less in this market. Only change is that it is being reported here that Westwood is giving the go ahead to something that they have always have had the same reaction to “show us the money”. Is this a case of that if this and this and this happen, we might be more forthcoming than we where in the past over drinks at the only top notch country clubs that I know of that has had TV commercials?

    The Legends isn’t even meeting the worst case projections for sales revenue and tax contributions to KCK. The financial paper recently had to be redone/restructured in order to keep the place open.
    They can build all the apartments they want in Western Wyco but no one of any “intellectual” consequence, particularly families with children, will live there. The KCK schools aren’t much better than KCMO. All the new Cerner employee’s will be in by 9 and out by 5 back to their homes in Clay, Platte, Douglas, Leavenworth, Jackson and Johnson counties.

    KCK and the Unified Government are an economic joke. The only difference between KCK and the Titanic is that KCK will have a mariachi orchestra playing on deck.

    The only way the Woodside development becomes attractive is if it offers a true “mid to upscale suburban enclave” lifestyle where you can walk to get all of your basic necessities. I doubt the proposed development will be able to support a grocery store, coffee joint, drug store, dry cleaner and 3 or 4 high quality restaurants. Absent those amenities it’s just another “neighborhood”. Personally, I’d make it a gayborhood and cater exclusively to gays and lesbians. That would work faster than you can say you’re HIV negative. It’s a bold idea but really just another poorly thought out attempt at cultural and socioeconomic engineering without the critical demographic and cultural breadth and scale necessary to flourish. Swirl that around in your FRS and Omega Brite.

    once the black move into that woodside area…ghosttown.
    because its coming…and its moving fast. Crime is all around that area…
    but the biggeswwt problem is that kc/joco is not experiencing any growth.
    In fact im predicting that like many of the mid west/rust belt areas its guiobg lose
    population…so where are all the people going to come from to support
    this new developement…downtown…legends…jo co….plaza….and all the
    other areas starting to develope.
    Glaze…i would hardly put you in the rankings of a succssful businessman…
    just saying…you’ve been busted many times and bankrupt several.
    You’ve used everyone but your own money so you are not one to do a
    analysis of whtether a project will work or not.
    As far as woodside..yes..they’ve done a nice job there…phil who ran it while i
    was there did really nothing. They’ve made some upgrades but as i said in an earlier
    post you exaggerate the club…its not the finest country club…its not even reallly a country club..workout
    area is small in relation to other super clubs and you go there to work out and chase pussy.
    Will it work…if theres enough money to keep the project going during the early phase in getting
    peoplev in there. Remember glaze…i know many woodside member…more vthan you do…
    i know many own homes…condos (winston churchill/mark twain) and they’re not going into
    apartments. High dollar apartments have failed in kc….who wants to pay $2000 rent when they
    can own the place? I asked if the tanner guys dad owned brookridge….please check on that.
    …and your correlation betwen the low income area around woodside and town center are
    way off. Town center has within 6 miles the 10th largest per capita income area in the nation.
    Around woodside to the east are those delipadated old home…to the north…worse..
    to the west across ranbow some decent incomes in fairway etc…but that areea has no where
    near the averageincome that town center has…woodside will never…never…ever equal a town center
    developement…so you’re way off base there too.
    As smartman said…nebraska hasn’t paid any taes…the entire county government is a farce…
    amd without tax dollars the whole vthing would be nothing. When hollywood opens i predicts it
    will bring in all the undesirables into the area….mark my words…it will be successful but it will
    need to control the crowds.
    Theres no population growth…where are the people going to come from…where will they take
    business away from…the plaza? mid town? jo co….
    I know many many people at woodside…i would hardly classify them as high income….no way
    buddy….the project will work if the owners have the financial ability to withstand a 4-6 year
    start up timie to get the project working…just like all the other successful developement
    areas in kansas city…………..
    oh and watch out for 2012….ows is spreading like wildfire….uproar in 2012.
